Project has several gate openings.  Main gate opening is near entrance and it has wall/pilaster covered with faux stone.  Opening if stones are cut away from a strip four inches wide from top to bottom, both pilasters is 51.5 inches by 63 inches from ground to the bottom of proposed cap.  Owner will provide cutting of stones at as early a date as possible to enable positioning wood jams to secure the gate.  I suggest any grouting in this area of stones be held off until after finished wood is installed.

Gate will be hinged on the left and opens in.  Owner would like nice substantial handle such as Emtek’s Denver option in black, with a double keyed deadbolt.

Owner would like large wood frame constructed with metal work similar to photo provided.  Gate will be constructed of mahogany with an arched top, six inch wide sides (styles) and a bottom rail of ten inches and top curved rail of about eight inch width.

This gate as described and installed has a cost of $1200.00.  But please see exclusions below.

Side gate to be one between a 40 inch opening that owner will provide with a small return to house wall.  This is a simple gate with no external frame.  JGW will provide jams for securing the gate to match the gate. Gate is arched with flat rails securing panels.  Gate is of mahogany and uses provided gate hinges on the right and gate swings out.  This gate as described and installed has a cost of $700.00.  But please see exclusions below.

Gates to be finished in a very dark stain with a clear protective coat over.  Owner would like use of some small square clavos.  (discuss)

Project as described includes all materials and labor except as noted…

       ·        Special hardware as described will be provided at cost.  (This cost is approximately $160.00 for the main opening, and $110.00 for the side opening.)

       ·        Metal insert cost limited to $450.00 of special work.  Beyond that and price will be increased dollar for dollar.  To maintain the budget some alterations of metal design may be    necessary.

·         In the event the stones described for main gate are not removed, project must be revised.

In the event the small wall for side gate is not provided, project must be revised.  (This will increase the gate opening and adds $200.00 to the cost of this gate.  (gate will be larger than recommended for this space.

A deposit of 50% of the cost to assure timely scheduling of project…

Balance of payment is to be made upon completion.

Normal completion is four weeks.  With prompt completion of proposal details JGW will make every effort to complete this project within two weeks.
