Project includes re-sheathing of pony wall at Northwest corner of deck, inside only.  May also need some framing removed and replaced.  Also will need new flashing between wall and decking, and a small baseboard to match rest of deck.

Will also repair flooring at corner from underneath with plywood, painted and installed with cleats on three sides to secure.  This plywood should absorb all weight from deck above at corner and transfer it to beams under decking.

Will also re-build some of the damaged lattice on the East side of the deck.

The time and materials of cost will probably be less than $2000.00.

The materials will be about $600.00 and the labor of more than 16 hours will probably run over $800.00.

Normal completion is four weeks.
