James Gate Works

9 Calle Rienda

Rancho Santa Margarita, CA 92688

Double gates to fit opening 85 ¾ inches wide.  Lina would like gates to be 76 inches high (which is 7 inches higher than the gates are now).  Made of mahogany and finished to a dark brown stain with a clear satin coat of finishing teak oil hand-rubbed over.  Gates are to use the existing hardware but will have new hinges and a new drop rod to secure the passive panel (left side).

Gates are to be designed with two large etched glass panels in each side at the top of the gate.  This will show as four panels across the top with a regular 1x6 design of boards forming the panels below.  Small sketch will be included to show how this will look.

Project as described includes all materials and labor except as noted… $1600.00

A deposit of 50% of the cost to assure timely scheduling…$600.00 paid on 10-16

Balance of payment is to be made upon completion.

Additional row of windows, additional height necessitate $390.00 additional charges.

Changed out the lockset and the handle provided three keys for the lockset.  Please add

$75.00 for materials.  Final payment due is $1465.00.  Thank you very much.  jm

Normal completion is four weeks.

Occasionally changes need to be made for unforeseen circumstances.  All attempts

To notify you will be made.  In the event you are not able to be reached,

I will make a decision based on what we have discussed concerning your project.
